도시를 바꾸는 시간

1960년대 성수동은 자연발생적으로 공업지역이 형성되고 있었다. 남으로는 한강, 북으로는 중랑천이 위치하여 산업용수를 얻기에 용이 했을 뿐 아니라, 4대문안 도심과의 접근성도 좋았기 때문이다. 1966년 토지구획정리사업에 의해 성수동일대는 준공업지역으로의 재편되고, 1970년대 가로정비사업으로 경공업위주의 대형업체들이 이전해오며 성수동공단은 전성기를 열게 된다. 1980년대 이후 서울의 지가상승과 과밀억제정책으로 대형업체는 외곽지역으로 이전하는 반면, 도심과의 접근성, 소규모 업체간 네트워크, 근로자 확보등의 이유로 소규모 업체들은 늘어난다. 1990년대에는 산업구조가 고도화되기 시작하며 제조업이 감소하는 추세속에 아파트형 공장이 늘어났고, 2000년대 들어서는 IT산업위주의 지식산업센터와 수제화업 중심으로 성수동은 또 한번 변모했다. 그러던 2011년, 지가와 임대료 상승으로 공장들의 이전이 지속되던 중, 정미소 공장 및 창고로 사용되는 건물을 대림창고라는 갤러리 겸 카페로 리모델링 한 사례를 필두로 아티스트, 디자이너들의 아지트와 카페들이 성수동 골목에 속속 들어서고 있다. 이는 젊은 예술가, 디자인 그룹에게 필요한 상대적으로 저렴한 임대료, 넓고 높은 공간의 작업실에 대한 요구가 기존 공장의 공간과 부합했기 때문이다. 또한 이와 같은 성수동의 신흥주민들이 향유할 카페와 레스토랑들이 들어서며 이는 젊은이들이 찾는 명소로서 유명해지기 시작한다.


도시를 채우는 사람들

최근, 성수동의 변화는 서쪽의 서울숲과 동쪽의 연무장길 주변으로 그 성격을 달리한다. 서울숲 북쪽의 주거지역은 단독주택 밀집지역으로, 현재 카페, 레스토랑등이 대거 유입되어 카페 거리의 성격을 띈다. 반면 성수동을 관통하는 연무장길에는 카페, 레스토랑들이 생겨나고 있으나, 연속적으로 줄지어 있기보다 점, 점 산재해있어 카페 “거리”의 모습이 아닌 준공업지역 - 피혁거리의 모습이 더 두드러진다. 하지만 그 거리를 채우는 사람들의 모습에서 그 변화를 알 수 있다. 불과 몇 년 전 연무장길의 모습을 기억한다. 피혁제품들을 싣고 오가는 오토바이와 소형 화물차로 하루종일 북적였고, 점심시간에는 식당을 향하며 담소를 나누는 삼삼오오의 유니폼을 입은 근로자들이 - 퇴근 시간 무렵에는 귀가를 재촉하는 발걸음의 사람들이 거리를 채웠다. 사람들이 퇴근한 시간 이후, 그리고 주말의 연무장길은 적막이 감돌아 스산했다. 하지만 유명세를 타기 시작한 성수동의 풍경은 거리를 채우는 오래된 건물과 낡은 간판 앞을 지나가는 사람의 모습에서 그 변화를 먼저 읽을 수 있다. 평일 오후와 주말, 핫플레이스를 찾아 두리번거리는 자유로운 시선으로 여유로이 산책하는 듯한 사람들의 모습은 늘 가던 식당을 향하는 유니폼을 입은 근로자의 모습과 다르고 귀가를 위해 재촉하는 발걸음과도 다르다.


도시의 길과 건축

연무장길은 10m의 폭, 1.2km의 직선으로 성수동을 동서로 가로지른다. 길 주변의 필지를 서에서 동으로 바라보면 – 길의 입면을 보면 그 규모가 커지는 경향을 보인다. 넓은 필지는 규모 있는 건물이 세워지고 공장의 용도로 사용된다. 작은 필지는 소규모의 건물이 세워지고 공장과 연계된 소규모 점포들과 원주민의 생활에 필요한 세탁소, 미용실, 부동산이 들어선다. 이렇기에 연무장길을 걷다 보면 공업지역과 주거지역이 혼재된 모습으로 다가온다. 반면 길의 방향인 동서로 보는 시선의 축을 90도 회전해 남북을 축으로 바라보면 – 길의 단면을 보면 또 다른 특징이 보인다. 길에 면한 건물은 점포의 수를 최대한 확보하기 위해 대지 좌우를 가득 채우는 반면, 남북으로 한 켜 뒤의 건물은 영업 행위가 녹록치 않았을 것이기에 대부분 주택이 자리 잡고 있다. 이 주택들은 “ㄱ”자의 배치로 마당을 품고 있으며, 2019년 현재도 과거와 마찬가지로 영업행위가 쉽지 않기에 1970년경 지어진 상태 그대로 있어오고 있다. 이 마당은 향후 도시의 변화 혹은 재생에 있어 잠재적인 가능성을 갖는다.


City changed by era

In the 1960s, ‘‘Seongsu-dong’’ was a naturally occurring industrial area. It was not only easy to obtain industrial water by locating the Han River in the south and the Jungnang River in the north, but also accessing the inner city from the 4th gate was also good. In 1966, the ‘‘Seongsu-dong’‘ area was reorganized as a semi-industrial area by the Land Readjustment Project. In the 1970s, the large-scale light industry-related companies were transferred and the ‘Seongsu-dong’ Industrial Complex was at its peak. Since the 1980s, the cost of a plot of land in Seoul increased dramatically and its overcrowding policies have led large companies to move to the outskirts, while number of small businesses has increased due to accessibility with the city center, small-scale inter-company networks, and securing manual labor. In the 1990s, the industrial structure became more advanced and the number of apartment type factories increased due to the decreased demand in large manufacturing industry. In the 2000s, ‘Seongsu-dong’ was transformed into the center of Knowledge Industry based on IT industry and the hand manufacturing industry. While the relocation of factories continued due to the increase in rents and cost of land, Daerim warehouse project was finalized in 2011, which remodeled a derelict building used for rice mill and warehouse into a gallery and café. This Daerim warehouse attracted artists and designers to begin similar projects in ‘Seongsu-dong’. Because these factory spaces offered relatively low rents as well as spacious workplace for young artists and deign groups. This new residents of ‘‘Seongsu-dong’’ has created a demand for more cafes and restaurants and emergence of new trendy cafes and restaurants in ‘‘Seongsu-dong’’ has made this place become a very popular place.

City  filled with people

The recent change of ‘‘Seongsu-dong’’ is different from that of the Seoul Forest located in the west and the ‘Yeonmujang Road’ in the east. The residential area in the northern part of the Seoul forest is a densely populated area with many cafes and restaurants. On the other hand, in ‘‘Yeonmujang Road’’ which runs through ‘‘Seongsu-dong’’, cafes and restaurants are sparsely located. But you can see the change in the way people fill the street. I recall ‘‘Seongsu-dong’’ being very different number of years ago. Roads used to be very busy with motorcycles and small lorries that carried leather goods. Roads of ‘‘Seongsu-dong’’ used to be only busy with labor workers dressed in uniforms during the lunch hours and evenings, either heading for their lunch breaks or home. And roads of ‘‘Seongsu-dong’’ used to be very quiet during the evenings and weekends. Recent emergence of new trendy cafes and restaurants among the old buildings has attracted a different group of people who come to ‘‘Seongsu-dong’’. This mixture of new trendy population with the labor workers in their uniforms who always used to be around, the scenery of ‘‘Seongsu-dong’’ is now very different from what I remember. 

City, Architecture, Street

The ‘Yeonmujang Road’ is 10 meter-wide and 1.2-km long road that runs through the center of ‘‘Seongsu-dong’’. Buildings on this road become larger as you walk from the East to the West. Small businesses such as hairdressers, launderette and letting agencies are located in these small building and larger building are occupied with factories. There is a mixture of both residential and industrial atmosphere on this road. Anterior aspects of these small buildings are occupied with small businesses mentioned above and rear/posterior aspects of these building are residential properties with small courtyards. From an architect’s point of view, these small courts have huge development potential.

도시재생 / 건축재생

성수동 연무장길에 면한 1970년대 지어진 주택점포와 한 켜 뒤 주택을 가구쇼룸과 카페로 리모델링하는 이 프로젝트에 있어, 뒷 건물인 주택을 중심으로 공간을 재구성하는 것이 목표였다. 한 켜 뒤 주택은 “ㄱ”자 배치로 마당을 품고 있으며, 이 마당은 혹두기 다듬의 화강석으로 마감된 벽면으로 둘러 쌓여져 있었다. 이는 1970년대 지어진 다수의 주택에서 나타나는 보편적 한국 건축양식이나, 지금은 사라져가고 있다. 이 사라져가는 과거의 양식, 일상적 공간을 보존하고 드러내어, 현재적, 비일상적 공간으로 경험되길 기대한다. 그렇기에 이 프로젝트 디자인 모든 방향은 이 마당과 화강석 벽면을 중심으로 공간을 재구성하기 위한 방법이었다.

첫째로 연무장길에서 한 켜 뒤 1970년의 주택 - 도시의 이면을 드러내고자 하였다. 전면의 주택점포는 구조보강을 하여 내부의 벽을 모두 철거하고 전면과 후면을 투명하게 처리하였다. 연무장길을 무심코 겄던 행인들의 시선이 도시의 이면으로 향하고, 그곳에 1970년의 역사를 간직한 공간으로 시선이 향하길 기대했다. 마당에 새로 식재한 단풍은 마당중심에서 살짝 비켜난 위치에 자리잡고, 평상은 낮은 높이로 계획하여 길에서의 시선이 마당에, 벽면에 맺히는데 방해를 최소화하고자 하였다. 또한 2층의 와이어로 계획된 난간 역시, 마당과 벽면을 바라보기에 불필요한 요소를 줄이기 위해 최소한의 두께를 갖는 부재에 대한 고민의 결과였다. 주택을 수직 증축한 부분은 백색의 벽면을 만들어 배경으로의 역할만을 부여했다.

둘째로, 앞, 뒤 건물의 경험을 뒷 건물로부터 시작하는 동선으로 역전시켰다. 성수동의 한 축인 연무장길에서 연직방향으로 있는 골목길로 들어서야 진입할 수 있도록 했다. 이로써 앞 건물 전면은 출입구가 사라져 투명함을 유지하였고, 골목으로 들어서서 우리를 맞이하는 것은 1970년대의 주택의 양식과 마당이 되었다. 도시의 이면과 사라져가는 일상적 역사를 건물에 들어서며 경험하기를 기대했다. 골목에 면하는 벽의 창은 2018년의 벽돌로 채워 1970년의 재료와 2018년의 재료가 대비를 이루면서도 조화를 이루기를 희망했고, 이 벽돌과 뒷 건물의 화강석을 이어줄 매개체로 마당의 바닥을 잘게 나눈 고흥석으로 포장했다. 길에서 골목으로 이어지는 경험이, 2019년 현재의 도시의 길에서 1970년의 건축으로의 경험으로 이어질 수 있기도 바랬다.

1960년대 자연발생적으로 생겨난 준공업지역인 성수동이 2018년에는 도시재생의 한 축을 담당하는 지역으로 거듭나고 있다. 50년의 시간의 흐름에, 이 주택도 가구쇼룸과 카페로 변화되었다. 준공업지역을 채우는 오래된 건축물과 낡은 간판을 지나는 일상의 근로자와 유명한 카페를 찾아 비일상적 공간을 찾는 방문자들이 자연스레 섞여있는 장소에서, 도시의 이면에 숨어있던 1970년의 건축을 2019년의 거리로 드러내 역사를 유지한 채 새로움을 쌓고자 했다. 

과거의 보편적, 일상적 장소를 현재적, 비일상적 경험으로 마주하기 바라며, 보이지 않았던 것이 보여지기를 바라며.


Urban Revitalization / Architectural Refurbishment

I had an opportunity to remodel one of small buildings that was built in the 70s on ‘Yeonmujang Road’. In the 70s, it used to be a very common practice to surround a building with a granite wall. My aim was to create the space around these small properties by utilizing the ‘L’ shaped courtyard in the back while preserving the granite wall surrounded the building therefore reconstructing the space while restoring some of its original charm.

First of all, I revealed the rear aspects of the 70s residential property by replacing concrete walls with glass walls with structural strengthening utilizing steel frames. In the courtyard, a maple tree was planted off-center with surrounding dark granite decking which allows passers to gaze through the building and focus on the courtyard with the 70s appealing granite wall. White vertical extension was utilized and the railing fills the void which was secured with metal wires had minimal thickness to help passers focus on the courtyard.

 I feel very sad about the historic scenes being completely replaced with the modern scenes and I hoped to recreate the everyday history of the 70s Seoul through this project. In addition to creating the new space, I replaced the original entrance facing the front of the building with the glass wall mentioned above creating linear façade. Instead, entrance was relocated to the rear aspect of the building therefore the visitors are guided to the courtyard via an alley. This allows the visitors to experience the 70s charm that was recreated through this project upon entering the building. The window of the wall facing the alley was filled with bricks of 2018, harmonizing with the granite, the materials of the 70s and dark granite stone chips were layered in the alley as a medium to connect the bricks and the granite of the 70s. I was hoping this alley could lead to the 70's architectural experience on the city road to 2019.

‘‘Seongsu-dong’’, a semi-industrial area that emerged naturally in the 1960s, is being reborn as an area for urban revitalization. Over the course of fifty years, this property has been transformed from a small business + residence to a modern furniture showroom and a trendy café while maintaining its original charm. My main aim was to exhibit the compatibility of the 70s and modern architecture that would blend into quirky character of today’s ‘‘Seongsu-dong’’ that has beautiful harmonization of both old and new…
